Choosing the right construction company to do the work is essential as you want to feel safe with your investment. That is why your choice is so important: you will be cooperating with these people for a long time, and the result of all the work depends on their professionalism and responsibility.
The requirements that a construction company must meet are quite simple:
- Reasonable prices.
- Quality. Which is guaranteed by the experience of employees and the use of appropriate materials and technologies π·πΌββοΈ
- Compliance with deadlines π
- Responsibility and effective communication π²π§ with the customer
- Provision of guarantees.
Despite the modest size of the list, it is quite difficult to find a construction company that would meet all the points listed. The best choice would be to trust the opinion of someone you know: if someone from your friends, relatives or colleagues has recently worked with a building company and can give it a good recommendation. If there are no recommendations, then you have to look for a suitable company yourself considering the criteria below.
“Quality Criteria” for a construction company
When analysing the data of construction companies operating in the market segment, pay attention to such points:
β’ Building Insurance availability. If it is non-existent, do not waste your time on further conversations.
β’ Incorporation date π. Optimal – from three years or more: this indicates that the company managed to implement at least several projects and has proven its basic solvency.
NWL Builders completed over 110 projects in the last year.
β’ Availability of completed construction projects demonstrating the quality of works. Check their portfolio π and ask for references if this is possible.
β’ Feedback from the previous customers π¨πΌβπ». It is important to distinguish between praising and a real customersβ assessment of the work. Ideally, you can personally contact them and ask for references.
β’ Availability of full-time specialists π·πΌπ·πΌββοΈ or cooperation with professional contractors. Of course, the construction company will most likely be recruiting self-employed auxiliary/labour workers, but major specialists in key areas must be employed.
β’ Good contract! π
The need for a contract or written agreement is non-negotiable, it is a MUST. Here we are talking more about supporting documentation, without which the construction of a house or flat is impossible – estimates, sketches, visualizations, detailed and transparent quotes, etc. The more complete the package of documents, and the more detailed the preliminary calculations will be, it’s better.
β’ Finally, it is worth mentioning the price. As much as any of us would like to save, don’t go with the companies offering you a price that is significantly lower than the average market for this amount of works. As a rule, cheap flat or house renovation and construction works, do not mean a decrease in the firmβs profit margin. It will be compensated by the purchase of the cheapest materials or the wages of unqualified workers.
Unfortunately, positive feedback and good research on all these points cannot guarantee that you will be satisfied with the result. However, if the construction company meets at least these requirements, it is possible to negotiate key issues with them and they’re more likely to address them accordingly.
We wish you good luck with your construction.
